For Trust Companies & Corporate Trustees
A Real Estate Broker for Trust Companies: Local Property Work, Documented for Your File.
When a trust company administers Northern Nevada real estate from a distance, the property needs someone local who can assess it, look after it and sell it, and who reports in a form the trust file can use.
Administering From a Distance
Why Trust Companies Bring in a Local Broker
A trust officer may be responsible for property in a market they have never visited. The file still needs a sound basis for every decision made about it.
The goal is not to add another advisor. It is to give the real estate work a clear owner.

What Should Happen With the Property?
The available sale paths have not been compared against the property's condition and the client's circumstances.
Property Coordination
Who Is Handling the Property Itself?
Access, cleanout, repairs, vendors, occupancy, or deferred maintenance need coordination.
Communication Load
How Do We Keep Everyone Informed?
The matter needs property-specific updates without turning the professional into the communication hub.
Real Estate Execution
Who Is Running the Real Estate Work?
Someone needs to move the property work forward while staying inside a clearly defined role.

Property Facts
Condition Record
Inspect the property on site and record its condition and any issues likely to affect its sale.
For YouThe trust file holds a dated record of the property's condition from the start.
Pricing Evidence
Market Analysis
A broker price opinion and market analysis for the property, based on current Northern Nevada conditions.
For YouPricing rests on written local market evidence the trustee can point to. It is a broker's opinion, not an appraisal.
Preparation
Preparation Recommendations
Advise which preparation, if any, makes sense against likely value and time on market.
For YouThe trustee sees what each repair may cost against what it may add, before deciding.
Local Coordination
Vacancy, Vendor and Access Coordination
Coordinate access, upkeep and vendors locally while the property waits to be sold.
For YouThe property has someone local for access and upkeep, without a trust officer traveling to it.
Sale Execution
Listing, Offers and Negotiation
Market the property, present offers to the trustee, and negotiate the real estate terms.
For YouEvery offer reaches the trustee with its terms laid out, and the choice stays with the trustee.
Closing
Title and Escrow Coordination
Work with title and escrow to carry the transaction through to close.
For YouThe trustee hears about each closing milestone as it happens, ready for the trust's records.
One Assignment. One Real Estate Lead.
The exact scope changes with the property. The responsibility does not: the professional does not have to become the coordinator for the real estate work.
How an Assignment Runs
A Protocol Built Around Trustee Approval
Each stage ends with something the trustee can review, and nothing moves forward until it is approved.
You stay connected to the matter without having to manage the real estate work.

Relevant Situations
These Are the Property Matters Worth an Earlier Call.
A referral can be useful before the listing decision. The trigger is usually that the property has started creating coordination, strategy, access, or communication problems inside the broader matter.
- Estate PropertyInherited / Vacant
Inherited or Vacant Property
The house is sitting, access is unclear, condition is uncertain, or family decisions are delaying the real estate path.
Referral TriggerAccess, condition, or next steps keep returning to your office without a clear real estate owner.
- Trust / FiduciaryStrategy Decision
A Trustee Needs a Real Estate Strategy
The decision maker needs a practical comparison of as-is, preparation, investor or cash, and open-market paths before work begins.
Referral TriggerSeveral sale paths are plausible, but there is not yet enough real estate context to choose one confidently.
- Senior TransitionProperty + Move
A Senior Transition Has a Property Attached
Family, move management, estate sale activity, vendors, and property timing all need to work around the same transition.
Referral TriggerThe property timeline is beginning to drive move, family, vendor, or transition decisions.
- OccupancyAccess + Timing
The Property Is Occupied
Tenants, family members, beneficiaries, or other occupants are affecting access, communication, timing, or disposition.
Referral TriggerOccupancy has changed how access, preparation, communication, or the sale itself needs to be handled.
- PreparationRight-Sized Work
Preparation Needs to Be Right-Sized
The matter cannot justify an open-ended repair project and needs a realistic decision about what work is worth doing.
Referral TriggerMoney or time may be spent on the property before anyone has compared the likely return of doing the work.
- Multi-PartyCoordination
Too Many Parties Touch the Transaction
Attorney, fiduciary, family, title, escrow, vendors, and decision makers all need different levels of involvement.
Referral TriggerProperty questions are moving between several parties without one person owning the real estate coordination.
You Do Not Need to Diagnose the Real Estate Solution Before Referring It.
If the property is creating real estate friction inside the matter, the conversation can start there.
Common Questions
Questions Trust Companies Ask a Real Estate Broker
Short answers on how the work is divided and how updates reach you. Anything on the legal side of a matter stays with the client's attorney.
Still Have a Question?
If your matter is not covered here, tell Ryan what the property involves and where things stand. He will tell you plainly whether and how he can help.
Schedule an IntroductionCan You Work Within Our Vendor Approval Process?
Yes. I can complete your onboarding requirements, including a W-9, license verification, proof of errors and omissions insurance, and any engagement or confidentiality agreement your institution uses. If you need listing agreement language or a fee schedule approved in advance, I work from yours.
For property vendors, I can use your approved list where one exists, or provide license and insurance documentation for the companies I bring in.
How Do I Refer a Client or a Property to You?
A call or an email with the property address and the name of the person with authority is enough. I contact that person directly, or go through your office first if you prefer, and confirm back to you in writing that the introduction landed and what happens next.
There is no intake packet and no obligation on the client. The usual first deliverable is a written Property Options Review, and you are copied on it if the client agrees. If you would like to talk first, you can schedule an introduction.
How Do You Report During a Sale?
In writing, on a schedule you set. The default is a weekly email covering showing activity, buyer feedback, market changes, and any decision coming up, plus same day notice of offers and of anything affecting the property itself.
Every offer is summarized on one page with price, terms, contingencies, and proof of funds or loan approval, so it can go straight into your file. At closing you receive the settlement statement and a short summary of the marketing history and every offer received.
How Do You Document Pricing and Offer Decisions?
Every recommendation comes in writing with its support attached. A pricing recommendation includes the comparable sales, condition photos, and the as-is versus prepared analysis. A recommendation on an offer includes a one page comparison of every offer received and the reasoning behind it.
The goal is a file that shows a prudent process to anyone who reviews it later, whether that is a beneficiary, an auditor, or a court. The decision stays with the trustee, and the record shows that too.
Can You Manage Several Properties at Once?
Yes. For a trust company or fiduciary with more than one property, I set up a single point of contact, one consistent report format across every property, and one recurring update, so your team is not tracking separate threads.
Each property still gets its own valuation, preparation plan, and file. Properties outside Northern Nevada can be placed with a broker I have vetted in that market, with reporting routed back through me if that is simpler for you.
How Do You Handle Conflicts of Interest?
By disclosing them in writing before they matter. I represent the seller. If I, my brokerage, or anyone affiliated with me had an interest in a buyer, a vendor, or a property, the fiduciary would be told in writing before any decision was made, as Nevada license law requires.
If an agent from my own brokerage brings a buyer, that is disclosed and handled under Nevada's agency rules with the fiduciary's written consent. I do not take compensation from vendors.
