For Senior Move Managers & Estate Sale Professionals
A Real Estate Broker for Senior Move Managers: You Handle the Contents. Ryan Handles the House.
Senior move managers and estate sale professionals are often the first to see a home that is about to be sold. When the family is ready to talk about the property, Ryan can take it from there and keep the timing in step with your work.
Where Your Work Meets the Sale
Two Jobs, One House, One Timeline
The contents and the house are usually handled by different people on different schedules. When those schedules collide, the family is the one who feels it.
The goal is not to add another advisor. It is to give the real estate work a clear owner.

What Should Happen With the Property?
The available sale paths have not been compared against the property's condition and the client's circumstances.
Property Coordination
Who Is Handling the Property Itself?
Access, cleanout, repairs, vendors, occupancy, or deferred maintenance need coordination.
Communication Load
How Do We Keep Everyone Informed?
The matter needs property-specific updates without turning the professional into the communication hub.
Real Estate Execution
Who Is Running the Real Estate Work?
Someone needs to move the property work forward while staying inside a clearly defined role.

Property Facts
Property Assessment
Review the home once it is cleared, and document its condition and what it may need.
For YouOnce the house is cleared, the property side has an owner, so your handoff is clean.
Pricing Evidence
Market Analysis
A broker price opinion and market analysis, based on current Northern Nevada conditions.
For YouThe family has a written view of the house's market value, separate from what the contents are worth.
Preparation
Preparation Plan
Decide with the family what, if anything, the empty house needs before it is listed.
For YouPreparation decisions wait until the house is empty, so they do not hold up your sale or the move.
Marketing
Listing and Showings
Market the property and manage showings, access and buyer questions.
For YouBuyer questions and showing requests go to the broker, not to your team.
Sale Execution
Offers and Negotiation
Review offers with the family and negotiate the real estate terms.
For YouThe family weighs offers with a broker, so nobody asks your team for a view on the sale.
Closing
Escrow and Closing Coordination
Work with title and escrow to carry the sale through to close.
For YouThe family hears about each closing milestone as it happens, and you know who is carrying the sale.
One Assignment. One Real Estate Lead.
The exact scope changes with the property. The responsibility does not: the professional does not have to become the coordinator for the real estate work.
How a Referral Runs
A Sequence That Keeps Everyone Out of Each Other's Way
The order is agreed at the start, so the move, the contents and the sale each happen when they should.
You stay connected to the matter without having to manage the real estate work.

Relevant Situations
These Are the Property Matters Worth an Earlier Call.
A referral can be useful before the listing decision. The trigger is usually that the property has started creating coordination, strategy, access, or communication problems inside the broader matter.
- Estate PropertyInherited / Vacant
Inherited or Vacant Property
The house is sitting, access is unclear, condition is uncertain, or family decisions are delaying the real estate path.
Referral TriggerAccess, condition, or next steps keep returning to your office without a clear real estate owner.
- Trust / FiduciaryStrategy Decision
A Trustee Needs a Real Estate Strategy
The decision maker needs a practical comparison of as-is, preparation, investor or cash, and open-market paths before work begins.
Referral TriggerSeveral sale paths are plausible, but there is not yet enough real estate context to choose one confidently.
- Senior TransitionProperty + Move
A Senior Transition Has a Property Attached
Family, move management, estate sale activity, vendors, and property timing all need to work around the same transition.
Referral TriggerThe property timeline is beginning to drive move, family, vendor, or transition decisions.
- OccupancyAccess + Timing
The Property Is Occupied
Tenants, family members, beneficiaries, or other occupants are affecting access, communication, timing, or disposition.
Referral TriggerOccupancy has changed how access, preparation, communication, or the sale itself needs to be handled.
- PreparationRight-Sized Work
Preparation Needs to Be Right-Sized
The matter cannot justify an open-ended repair project and needs a realistic decision about what work is worth doing.
Referral TriggerMoney or time may be spent on the property before anyone has compared the likely return of doing the work.
- Multi-PartyCoordination
Too Many Parties Touch the Transaction
Attorney, fiduciary, family, title, escrow, vendors, and decision makers all need different levels of involvement.
Referral TriggerProperty questions are moving between several parties without one person owning the real estate coordination.
You Do Not Need to Diagnose the Real Estate Solution Before Referring It.
If the property is creating real estate friction inside the matter, the conversation can start there.

If your matter is not covered here, tell Ryan what the property involves and where things stand. He will tell you plainly whether and how he can help.
Schedule an IntroductionHow Do You Work With Senior Move Managers and Estate Sale Companies?
As partners on the same project with separate jobs. You handle the move or the contents, I handle the property, and the client or the family hires and pays each of us directly.
In practice that means sharing a calendar, agreeing on the order of work, and keeping each other posted when dates shift. I do not direct your work or renegotiate your agreement with the client. When the family lives out of state, I can be the local set of eyes on the property between your visits.
When Is the Right Time to Introduce a Client to You?
Earlier than most people expect, ideally before the move date or the contents sale is set. The listing timeline affects yours: whether the home shows furnished or empty, when photos are taken, and how long the family keeps paying to carry the house.
An early conversation does not commit the client to anything. It usually means one coordinated plan instead of two separate ones, and fewer last minute changes to your schedule.
How Do We Coordinate the Listing Around an Estate Sale?
The usual order is family selections, then the estate sale, then the clear-out and cleaning, then photos and the listing. I plan the listing date backward from your sale date and leave room for the days right after it, when the house is at its worst.
If repairs are planned, they are scheduled after the contents are gone. I keep showings and buyer visits away from your setup and sale days unless you and the client agree otherwise.
Do You Refer Clients to Move Managers and Estate Sale Companies?
Yes, when a client needs the service. Where possible I give clients more than one reputable, insured company and let them choose, because the decision and the contract are theirs.
I cannot promise a volume of referrals, and no fees change hands in either direction. What I can offer is a professional counterpart on the real estate side who communicates, keeps to dates, and treats your client with the same care you do.
Do You Work With Hoarding or Heavy Cleanout Situations?
Yes, and without judgment. Heavy cleanouts are more common in estate work than most people realize, and they are usually the sign of a hard stretch in someone's life. They need the right vendors: crews experienced with volume, safety, and careful sorting, so important papers and keepsakes are not lost in the rush.
I coordinate those vendors with you, keep the family's wishes front and center, and time the work so the listing plan still holds. If the home needs repairs once it is cleared, I price that honestly, including when selling as is to a cash buyer makes more sense.
Do You Pay or Accept Referral Fees?
No. I do not pay referral fees to attorneys, fiduciaries, or any other professionals who are not licensed in real estate, and Nevada license law does not allow it. I also do not accept payment from vendors I introduce to a client.
Referrals run on the quality of the work and nothing else. Your client is free to interview other brokers, and I encourage it when a fiduciary needs to document how the broker was chosen.
