Why Specialization Matters

A Focused Practice Changes How the Property Is Handled.

Situations We Handle

Every Estate Property Comes With Its Own Set of Problems

Some sit vacant while a court process runs. Others are full of belongings, occupied by tenants, or need work before anyone can list them. Find yours below.

How the Property Review Works

Different circumstances call for different real estate decisions.

What Can Change the Strategy?

Property Context Matters. The ownership, condition, occupancy, and timeline can each change what a practical sale strategy looks like.

  1. 01OwnershipProbate, trust, or inherited title
  2. 02ConditionRepairs, cleanout, or deferred maintenance
  3. 03OccupancyVacant, tenant-occupied, or family use
  4. 04TimingCourt, trustee, family, or move schedules

Start With the Property, Not the Service Name.

Tell us what is happening and we will tell you which of these apply.

Not Sure Which Situation Is Closest to Yours?

Most situations here are two or three of these at once. You do not have to work out which.

Compare Your Options

There Are Four Ways to Sell an Estate Property

Each one nets a different number, takes a different amount of time, and asks a different amount of you. Usually one of them fits a given property best.

Sell As-IsGoes to market in current condition. No repairs, no prep, no cleanout before the sign goes up.Timeline: Weeks to marketBest when: Speed matters more than top dollar
Targeted PrepPaint, flooring, landscaping, or a cleanout, but only where the work returns more than it costs.Timeline: Added weeks before listingBest when: The house is sound but shows poorly
Cash or Investor OfferFewer contingencies and a compressed timeline. Trades some of the proceeds for certainty.Timeline: Shortest to closeBest when: Certainty matters more than proceeds
Full Market PreparationComplete preparation before listing, used only where the numbers support the spend.Timeline: Longest before listingBest when: The return clearly justifies the work

The Process

Four Steps, and You Decide After Each One

No pressure to list, no obligation, and no expectation that you have this figured out before you call.

  1. 1

    Tell Us About the Property

A short form or a phone call. The address, your role, whether anyone is living there, and roughly what is going on.

  2. 2

We Review and Walk the Property

Condition assessment, photos and video for anyone out of area, and what comparable homes nearby have actually sold for.

  3. 3

    You Get It in Writing

A document you can forward, not a conversation you have to remember afterward.

    • Likely as-is value range
    • Value after targeted prep
    • What prep would cost and return
    • Timeline estimates for each path
    • A recommendation with the reasoning behind it
  4. 4

    You Choose the Path

List it, prep it first, compare a cash offer, or hold off entirely. If you need to bring it to an attorney, a trustee, or your siblings before deciding, that is what the written review is for.

  5. Step One Takes About Five Minutes.

Who We Help

More Than One Role Can Apply.

Every estate property has someone responsible for it. Start with the role that sounds most like yours.

Everyone We Help

01 · Executors & Personal Representatives

The House Is Usually the Largest Thing on the List

You have been appointed to settle the estate, and the property touches everything else on the list. You need it handled without becoming the property manager yourself.

What Usually Makes This Hard

  • Access, condition, belongings, vendors, family expectations, and timing can all land on the same person at once.
  • The goal is to turn a complicated property into a short list of decisions you can actually make.

Real estate guidance only. Estate authority and legal decisions remain with the appropriate professional.

Where This Usually Starts

Three Common Entry Points

Start With What Looks Familiar. Most first calls from an executor start with one of these three.

  1. 01Probate Property SaleA sale has to happen and nobody has established what the house actually needs first.
  2. 02Estate Cleanout & LiquidationNothing can move until the belongings are sorted and the house can be accessed.
  3. 03Vacant or Neglected PropertyThe house needs attention now, before anyone talks about listing it.

Before You Decide

Start With Whatever Is Holding Things Up

You do not need to understand all of this at once. Start with the one thing that is actually stuck. A good answer should make the next decision easier, not give you another list of things to figure out.

06 questions answered here

01

What Does Nevada Estate Property Solutions Do?

I help families sell a house that is tied up in an estate, a trust, or some other complicated ownership situation, mostly in Reno and Sparks. That usually means probate sales, trust-owned homes, and inherited houses that need a clear plan before anyone can move forward.

In practice, I handle the real estate side from start to finish: what the home is worth, what is worth fixing, the cleanout and the vendors, the marketing, and the sale. I keep your attorney or fiduciary in the loop so the sale fits the legal process around it. Legal and tax questions stay with them, and I will always tell you when a question belongs there.

02

Can the House Be Sold Before Probate Is Finished?

Often, yes. The house does not have to wait until the whole estate is wrapped up. What it does need is someone with legal authority to sell, which in Nevada usually means the court has appointed a personal representative and issued Letters Testamentary or letters of administration. Depending on the authority granted, the sale may also need the court's confirmation before it closes.

The good news is that valuation and preparation can start earlier, so you are ready the moment authority arrives. I wrote more about this in selling a house before probate is settled, and your attorney can confirm exactly where your estate stands.

General information about how these sales usually run in Nevada, not legal advice about any estate.

03

What Does It Cost to Work With You?

Talking with me costs nothing, and neither does an honest opinion of what the property is worth or a Property Options Review. There is no retainer and nothing to pay up front.

If you decide to list, my commission is spelled out in a written listing agreement and paid from the sale proceeds at closing, so it does not come out of anyone's pocket along the way. In a court supervised probate sale, the commission can also be subject to the court's approval, and your attorney can walk you through how that works for your estate.

Commission terms are set in the written listing agreement. Nothing here is a quote.

04

Can You Help If I Live Outside Nevada?

Yes, and it is one of the most common situations I see. Plenty of the executors and trustees I work with live in another state, and the sale runs smoothly without them flying in. I arrange access, meet vendors at the house, and send regular written updates with photos, so you always know what is happening.

Most documents can be signed electronically or with a notary near you. A few steps, like a court hearing or certain notarized signatures, depend on the attorney and the title company, and they will tell you what has to happen in person. The out-of-area heirs and trustees page covers how it all works from a distance.

05

Who Do You Work With?

Mostly executors, trustees, heirs, and families who suddenly find themselves responsible for a house in Northern Nevada. Many of them live out of state, and most are doing this for the first time.

I also work closely with estate attorneys, fiduciaries, and trust companies who want a broker who already knows how these sales run. If the property is part of an estate or a trust, or the ownership is simply complicated, it is very likely a fit. If it is not, I will say so and point you somewhere better.

06

What Is the First Step?

The first step is simply a conversation. We talk about the property, who has authority to act for the estate or trust, where things stand with the attorney or the court, and what timing matters to your family. You do not need any paperwork in hand to start.

From there I can put together a Property Options Review, a written look at your realistic options and what each one involves. There is no obligation to list, and you can see every stage ahead of time on the How It Works page.
