Vacant or Neglected Properties
What an Empty House Costs While It Sits
On This Page
Vacant Houses Lose Value Quietly
Nothing dramatic happens. The yard goes, the mail piles up, a pipe freezes in January, and six months later the house shows twenty percent worse than it did the day the owner left.
None of that is expensive to prevent. All of it is expensive to fix.
Insurance Is the One That Catches People Out
Most homeowner policies limit or exclude coverage once a property has been unoccupied for a set period, often thirty or sixty days. The policy stays in force and quietly stops covering the thing you need it for.
Vacant property insurance exists for this and costs more than a standard policy. It is worth a call to the carrier early, and it is the first thing I ask about on an empty house.
Northern Nevada Winters
Leaving the heat off to save on utilities is the most expensive saving available. A frozen pipe in a vacant house is a five-figure problem and it turns a straightforward sale into a disclosure conversation.
What Weekly Attention Actually Means
Someone laying eyes on the property. Mail collected, yard maintained, locks working, no visible sign that nobody is coming. An empty-looking house attracts attention you do not want, and it tells every buyer that the sellers stopped caring.
Squatters, and What to Do Before That Happens
Rare, and much easier to prevent than to resolve. Secure locks, a maintained exterior, and someone visiting regularly handle nearly all of it. Where someone is already in the property, that is an attorney call before it is a real estate one, and I will say so rather than pretend otherwise.
Selling an Empty House on Purpose
Vacant is not all downside. Showings are easy, there is no coordination around anyone's schedule, and a clean empty house photographs well and lets buyers picture themselves in it.
The trick is making it read as deliberately empty rather than abandoned, and that is mostly about upkeep and light.
Useful to an attorney, a trustee, or a sibling in another state. Send it on or take it with you.
