The Practice

Estate Property Is Not a General Real Estate Transaction

No one plans to sell a house this way. My job is to make the part I am responsible for predictable.

Most agents will handle a probate or trust sale a handful of times in a career. The paperwork is unfamiliar, the timeline is set by someone other than the seller, and the decision maker is often three states away and dealing with a death in the family at the same time.

Knowing what a personal representative can and cannot sign before the court confirms. Knowing which title companies handle estate files without a three week delay. Writing property updates an attorney can file without rewriting them.

I do not give legal or tax advice, and I will tell you plainly when a question belongs to the attorney. What I do is handle the real estate side, so that is one less thing the family or the fiduciary is carrying.

Credentials

Licensed as a Broker in Nevada

A broker license carries supervisory responsibility for the contracts, disclosures, and closings written under it. On an estate sale that matters, because the person reviewing the paperwork is the same person who walked the property.

  • A broker license, not a salesperson license. Supervisory authority over contracts, disclosures, and closings.
  • Licensed in Nevada since 2003. Two decades of transactions across Reno, Sparks, Tahoe, and the Carson Valley.
  • Realty ONE Group Eminence. A full-service brokerage behind the transaction, with the compliance, escrow, and marketing infrastructure that comes with it.

Experience

What Twenty Years Looks Like

Volume is not the point on its own. It matters here because complex transactions are where experience actually shows, and estate files are where the unusual problems live.

Approach

What Handling Estate Sales Properly Looks Like

Much of what goes wrong in an estate sale can be prevented. Here are four things I do on every estate sale, and why they matter.

  1. 01

    Authority Confirmed First

Whether a personal representative can sign without court confirmation, what a successor trustee's powers actually allow, and which documents escrow will require. Getting this right at the start is what keeps a sale from stalling three weeks in.

  2. 02

    Options With Numbers Attached

Sell as-is, prepare for market, or take an investor offer. You see what each one likely nets after costs, so the decision is a comparison rather than a guess. Sometimes the answer is that repairs would not pay for themselves.

  3. 03

    Handled From the Ground

Securing a vacant property, coordinating cleanout, contractors, photography, and access. Many estate sellers are handling this from another state, and the work is set up so distance does not hold it back.

  4. 04

    Documentation That Forwards

Condition reports, pricing rationale, and offer comparisons written to be filed, not rewritten. Attorneys and fiduciaries have to document what they recommend, and this is the part that makes referring easy.

Where We Work

A Reno Probate Real Estate Broker, Working Across Northern Nevada

Most of the families I work with are handling a property from somewhere else. Each town below has its own market and its own county, and both affect how the sale runs.

Common Questions

Questions People Ask First

06 questions answered here

01

Why Use an Estate Specialist Instead of Any Agent?

Because an estate sale sits inside a legal process, and the real estate has to fit it. The listing cannot start before someone has authority, the contract may need court confirmation terms, and the title company needs specific documents before it will insure the sale. An agent meeting all of that for the first time on your property learns at the estate's expense.

The selling part is familiar to any good agent. What a specialist adds is the sequencing, the paperwork, and steady communication with your attorney or fiduciary, so nothing stalls halfway through.

02

How Much Experience Do You Have?

More than 20 years and over 500 closed transactions in Northern Nevada real estate, most of them in Reno and Sparks. My practice today is focused on property in probate, in trusts, and in other complicated ownership situations.

Experience matters here mostly because it shortens the list of surprises. Knowing what the title company will ask for, how a confirmation hearing affects a contract, and which repairs change a buyer's financing is what keeps a sale from stalling.

03

What Does It Mean That You Are a Licensed Broker?

In Nevada, a broker's license is the senior of the two main real estate licenses. It takes additional education, documented experience, and a separate exam beyond the salesperson license, and it allows the holder to run a brokerage and supervise other agents. I am the broker and owner of Realty ONE Group Eminence.

It does not make me an attorney, a tax advisor, or a fiduciary, and I never act as one. You can verify any Nevada real estate license through the Nevada Real Estate Division.

04

Do You Give Legal or Tax Advice?

No, and I am careful about that line. I am a licensed real estate broker, not an attorney, a CPA, or a fiduciary. When a question is about authority, heirs, creditors, distribution, or taxes, I will tell you it belongs with your attorney or tax professional, and I am glad to give them the property information they need.

What I can explain is how the real estate side works: what the house is worth, what each selling option would likely net, how long it tends to take, and what the title company will ask for. For plain English definitions along the way, the probate glossary is a good place to start.

05

What If Selling Is Not the Right Move?

Then I will tell you. Sometimes keeping the property, renting it, a buyout by one family member, or simply waiting is the better fit, and a Property Options Review carries no obligation to list.

I can show what the home would likely sell for and what it costs to hold, which is the real estate half of the decision. The tax and legal half belongs with a CPA and your attorney. My work depends on referrals from attorneys and families, so an honest recommendation is worth far more to me than a listing.

06

Who Do You Work With?

Mostly executors, trustees, heirs, and families who suddenly find themselves responsible for a house in Northern Nevada. Many of them live out of state, and most are doing this for the first time.

I also work closely with estate attorneys, fiduciaries, and trust companies who want a broker who already knows how these sales run. If the property is part of an estate or a trust, or the ownership is simply complicated, it is very likely a fit. If it is not, I will say so and point you somewhere better.
