Nevada Estate Property Solutions, or NEPS, is a marketing brand used for estate related real estate services provided through Realty ONE Group Eminence. Ryan Borden provides those services in his role as a Nevada real estate broker with Realty ONE Group Eminence.
The information on this website is intended to help property owners, personal representatives, trustees, heirs, beneficiaries, and the professionals assisting them understand common real estate considerations. It is not legal, tax, accounting, financial planning, appraisal, or fiduciary advice.
What We Do
NEPS provides real estate brokerage services related to the sale and preparation of residential property. Services may include discussing sale strategy, evaluating whether a property may be marketed as is or after selected work, coordinating access, helping organize vendor activity, and communicating about the real estate portion of an estate or trust matter.
Our role is limited to real estate services within the scope of a Nevada real estate license and the brokerage relationship with Realty ONE Group Eminence. When legal, tax, accounting, appraisal, or fiduciary questions arise, those questions should be directed to the appropriate licensed or authorized professional.
What We Do Not Do
Ryan Borden, NEPS, and Realty ONE Group Eminence do not provide legal services, tax advice, accounting advice, financial planning, certified or licensed appraisal services, personal property valuation, or fiduciary services through this website. We do not interpret wills, trusts, court orders, probate requirements, title rights, landlord tenant law, or other legal documents or legal obligations.
Using this website, submitting a form, receiving educational material, or discussing a property does not create an attorney client, tax advisory, financial advisory, appraisal, or fiduciary relationship.
Information on This Website
Articles, glossary entries, frequently asked questions, guides, resource pages, and similar materials are provided for general educational purposes. They may describe common Nevada real estate practices or issues that can arise in probate, trust, inherited property, or estate related sales.
Laws, regulations, procedures, market conditions, and professional standards can change. Website information may not reflect the most recent developments and should not be used as a substitute for advice from a qualified professional who can review the facts of a specific matter.
For additional educational material, see our Probate and Estate Resources and Glossary.
Tax Topics
This website may discuss general topics such as tax basis, capital gains, inherited property, sale proceeds, or recordkeeping because these subjects can affect estate property decisions. These discussions are educational only and are not tax, accounting, or financial advice.
Tax treatment depends on facts that a real estate broker is not qualified to determine. Before relying on tax information or making a decision based on possible tax consequences, consult a certified public accountant, tax attorney, or other qualified tax professional.
Pricing Opinions Are Not Appraisals
NEPS may provide a comparative market analysis, broker pricing opinion, or Property Options Review to help a client consider possible sale strategies and likely market positioning. These are real estate brokerage tools for sale planning and are not appraisals.
If an appraisal is required for a court, tax filing, lending decision, estate administration, dispute, or another formal purpose, consult a licensed or certified appraiser or the professional responsible for that requirement. The appropriate valuation date, standard, and supporting documentation may depend on the purpose of the appraisal.
More information about the real estate brokerage role is available in the Real Estate Disclosure.
Working With Other Professionals
Estate property matters often involve attorneys, trustees, personal representatives, fiduciaries, accountants, tax professionals, title companies, appraisers, and other specialists. NEPS can coordinate the real estate portion of a transaction with those professionals when authorized to do so.
Ryan Borden follows the direction of the client and the appropriate legal or fiduciary professional on matters outside the real estate brokerage role. NEPS does not interpret legal documents or decide what a will, trust, court order, tax rule, or fiduciary duty requires.
Referrals to Other Providers
From time to time, NEPS may provide contact information for independent service providers as a convenience. A referral is not a guarantee, endorsement, or representation about a provider’s work, availability, pricing, licensing, insurance, or suitability for a particular job.
Clients may choose their own providers and should independently evaluate any provider before hiring them.
No Guarantees
Real estate, probate, trust, tax, court, financing, and market outcomes depend on circumstances outside a broker’s control. NEPS and Realty ONE Group Eminence do not guarantee a sale price, offer amount, marketing period, closing date, court approval, tax result, appraisal result, financing result, or any other outcome.
Any discussion of pricing, timing, buyer interest, repair strategy, or possible transaction paths is an estimate or professional real estate opinion based on information available at the time. Actual results may differ.
