For Attorneys, Fiduciaries & Professional Advisors

A Real Estate Broker for Estate Attorneys: Your Client's Property, Handled Inside a Clear Scope.

When an estate or trust includes Northern Nevada real estate, your client needs a broker who handles the property side and leaves the legal, tax and fiduciary questions where they belong. Ryan Borden works inside that line and puts the work in writing, so you can follow it without chasing it.

For Attorneys, Fiduciaries & Professional Advisors

For estate and probate attorneys, professional fiduciaries, accountants and financial advisors whose clients hold real estate in Reno, Sparks or elsewhere in Northern Nevada.

When Property Enters the Matter

Where a Broker Fits in an Estate or Trust Matter

Most matters reach a point where the property needs an answer: what it is worth, what it needs, and how it should be sold. That is where a broker who understands the setting becomes useful.

The goal is not to add another advisor. It is to give the real estate work a clear owner.

See How the Real Estate Handoff Works
  • Property Decision

What Should Happen With the Property?

The available sale paths have not been compared against the property's condition and the client's circumstances.

  • Property Coordination

Who Is Handling the Property Itself?

Access, cleanout, repairs, vendors, occupancy, or deferred maintenance need coordination.

  • Communication Load

How Do We Keep Everyone Informed?

The matter needs property-specific updates without turning the professional into the communication hub.

  • Real Estate Execution

Who Is Running the Real Estate Work?

Someone needs to move the property work forward while staying inside a clearly defined role.

Your Side of the Line

What Stays With You and the Client's Other Advisors

The division is simple to state and worth stating anyway. Ryan's recommendations are about the property and the sale. Everything below stays with you or the appropriate professional.

The Real Estate Assignment

  • The Fiduciary

Scope of Work · From Property Review Through Closing

  • Property Facts

    Property Condition Review

Walk the property, document its condition, and note anything likely to affect value, financing or buyer interest.

For YouYou have a written record of the property's condition to work from, not a family member's description of it.

  • Pricing Evidence

    Market Analysis

A broker price opinion and market analysis for the property, based on current Northern Nevada conditions.

For YouPricing rests on written local market evidence your client can review. It is a broker's opinion, not an appraisal.

  • Sale Options

    Sale-Path Comparison

Set selling as-is, selective preparation and full market exposure side by side, with the tradeoffs of each.

For YouYour client sees each option and its tradeoffs before choosing one, and the reasoning is on paper.

  • Local Coordination

    Vendor and Access Coordination

Arrange cleanouts, repairs, inspections and access locally, so nobody has to manage them from a distance.

For YouNobody in your office has to schedule vendors or arrange access to the property.

  • Sale Execution

    Marketing, Offers and Negotiation

List and market the property, review offers with the decision maker, and negotiate the real estate terms.

For YouEach offer reaches the decision maker with its terms laid out, and the decision stays with them.

  • Closing

    Escrow and Closing Coordination

Work with title and escrow to carry the transaction through to close.

For YouYou hear about closing milestones as they happen, without having to chase the file.

One Assignment. One Real Estate Lead.

The exact scope changes with the property. The responsibility does not: the professional does not have to become the coordinator for the real estate work.

How a Referral Runs

The Working Protocol, Step by Step

The same sequence on every assignment, so you always know what has happened and what comes next.

Working Principle

You stay connected to the matter without having to manage the real estate work.

  1. 01Intake

    Introduction

You introduce the matter, or ask your client to reach out. Ryan confirms who has authority to act on the property and who should receive updates.

    Your Part
Introduce the matter or the client
    Ryan
Confirms who has authority and who receives updates

Assignment HandoffFrom this point forward, Ryan runs the real estate work while the professional remains connected at the decision points that matter.

Kept in the LoopMaterial property issues, decision points, and transaction updates are communicated when relevant to the broader matter.

  2. 02Assessment

    Property Review

Ryan visits the property, documents its condition, and gathers what the market analysis needs.

  3. 03Strategy

    Written Options

The decision maker receives a written comparison of sale paths, with a recommendation and the reasoning behind it. You receive a copy if the client wishes.

    Ryan

  4. 04Execution

    Preparation and Listing

Agreed preparation is coordinated, then the property goes to market. Updates continue in writing at each stage.

    Written updates at each stage
    Ryan

  5. 05Close

    Offers Through Closing

Negotiates the real estate terms and carries escrow to close

The result: one lead for the real estate work, with the right people brought back in at the right time.

Relevant Situations

These Are the Property Matters Worth an Earlier Call.

A referral can be useful before the listing decision. The trigger is usually that the property has started creating coordination, strategy, access, or communication problems inside the broader matter.

  • Estate Property
    Inherited / Vacant

    Inherited or Vacant Property

The house is sitting, access is unclear, condition is uncertain, or family decisions are delaying the real estate path.

Referral TriggerAccess, condition, or next steps keep returning to your office without a clear real estate owner.

  • Trust / Fiduciary
    Strategy Decision

A Trustee Needs a Real Estate Strategy

The decision maker needs a practical comparison of as-is, preparation, investor or cash, and open-market paths before work begins.

Referral TriggerSeveral sale paths are plausible, but there is not yet enough real estate context to choose one confidently.

  • Senior Transition
    Property + Move

A Senior Transition Has a Property Attached

Family, move management, estate sale activity, vendors, and property timing all need to work around the same transition.

Referral TriggerThe property timeline is beginning to drive move, family, vendor, or transition decisions.

  • Occupancy
    Access + Timing

    The Property Is Occupied

Tenants, family members, beneficiaries, or other occupants are affecting access, communication, timing, or disposition.

Referral TriggerOccupancy has changed how access, preparation, communication, or the sale itself needs to be handled.

  • Preparation
    Right-Sized Work

    Preparation Needs to Be Right-Sized

The matter cannot justify an open-ended repair project and needs a realistic decision about what work is worth doing.

Referral TriggerMoney or time may be spent on the property before anyone has compared the likely return of doing the work.

  • Multi-Party
    Coordination

Too Many Parties Touch the Transaction

Attorney, fiduciary, family, title, escrow, vendors, and decision makers all need different levels of involvement.

Referral TriggerProperty questions are moving between several parties without one person owning the real estate coordination.

You Do Not Need to Diagnose the Real Estate Solution Before Referring It.

If the property is creating real estate friction inside the matter, the conversation can start there.

Common Questions

Questions Estate Attorneys Ask a Real Estate Broker

Short answers on how the work is divided and how updates reach you. Anything on the legal side of a matter stays with the client's attorney.

Still Have a Question?

If your matter is not covered here, tell Ryan what the property involves and where things stand. He will tell you plainly whether and how he can help.

Schedule an Introduction

How Do I Refer a Client or a Property to You?

A call or an email with the property address and the name of the person with authority is enough. I contact that person directly, or go through your office first if you prefer, and confirm back to you in writing that the introduction landed and what happens next.

There is no intake packet and no obligation on the client. The usual first deliverable is a written Property Options Review, and you are copied on it if the client agrees. If you would like to talk first, you can schedule an introduction.

What Do You Need From Our File to Begin?

Three things cover most matters: the document establishing authority, such as the order and letters or a certification of trust; how title is currently vested; and whether the sale is expected to need court confirmation. With those, I can order a preliminary title report and structure the listing correctly from day one.

Also helpful are any deadlines you are working against, the contact for access to the property, and how and when you would like to be copied.

How Do You Report During a Sale?

In writing, on a schedule you set. The default is a weekly email covering showing activity, buyer feedback, market changes, and any decision coming up, plus same day notice of offers and of anything affecting the property itself.

Every offer is summarized on one page with price, terms, contingencies, and proof of funds or loan approval, so it can go straight into your file. At closing you receive the settlement statement and a short summary of the marketing history and every offer received.

How Do You Handle Sales That Require Court Confirmation?

The listing, the marketing remarks, and the purchase contract all say up front that the sale is subject to court confirmation and a possible overbid, so every buyer understands the terms before writing an offer. I work from your timeline for the petition and the notice period, not the other way around.

Before the hearing, I reach out to interested parties about the overbid procedure and the deposit they would need. I attend the hearing when that is useful to you, and I keep the original buyer informed so the contract holds together.

How Do You Avoid Giving Legal Advice to Our Clients?

By saying so plainly, early and often. When a client asks about authority, notice, distribution, creditor claims, or tax, I tell them it is a question for you, and I let your office know it came up.

I explain how the real estate process works and what each option would likely net. I do not interpret a will, a trust, or an order, and I do not predict what a court will do. Everything on this site is written to the same standard.

Do You Pay or Accept Referral Fees?

No. I do not pay referral fees to attorneys, fiduciaries, or any other professionals who are not licensed in real estate, and Nevada license law does not allow it. I also do not accept payment from vendors I introduce to a client.

Referrals run on the quality of the work and nothing else. Your client is free to interview other brokers, and I encourage it when a fiduciary needs to document how the broker was chosen.
