In a Sale
What This Means When the House Is Being Sold
The sale shows up in the accounting as a single line, and reconciling that line is where families get caught. Escrow's final settlement statement becomes the supporting exhibit, so the figure in the accounting has to match it exactly, including credits, prorations, and any holdback.
The bigger problem is what happened before closing. Utilities kept on for six months, a roof repair, a dumpster, a locksmith, a cleanout crew. If a family member paid for those personally and expects reimbursement out of the sale, that reimbursement needs receipts and it needs to be visible in the accounting. Cash handed to a hauler with no invoice is difficult to account for later.
An accounting is also why an estate stays open after the property closes. The sale is finished, the family assumes the money is theirs, and the distribution is still waiting on the court's review.
Sequence
What Usually Happens
- 1The representative gathers receipts, statements, and the escrow settlement statement
- 2Receipts and disbursements are compiled for the reporting period
- 3The accounting is filed with the court and served on interested parties
- 4Interested parties have an opportunity to object
- 5The court approves the accounting, and distribution can follow

What Tells Them Apart
An Inventory and Appraisement is a snapshot of what the estate owned and what it was worth at the date of death. An accounting is the moving picture: what came in, what went out, and over what period. Final Distribution is what follows an approved accounting, when the remaining assets are actually transferred to the people entitled to them.

Where every interested party agrees, a formal accounting can sometimes be waived, which shortens the gap between a closed sale and distribution.
Questions
Questions People Ask
How long after a house sells does the estate distribute the money?
The closing and the distribution are separate events. Proceeds go into the estate account at closing and generally stay there until creditor claims are resolved and the court has reviewed the accounting. Estates vary widely in how long that takes, and the attorney handling the estate can give a realistic picture for a specific case.
Do I need receipts for money I spent on the estate house?
In practice, yes. Reimbursement of money a family member advanced for utilities, repairs, or a cleanout has to appear in the accounting, and it is far easier to support with an invoice than with a recollection. Keeping receipts from the first week is the cheapest thing anyone in the family can do.
What is the difference between an accounting and an inventory?
An inventory lists what the estate owned as of the date of death and what it was worth. An accounting covers activity: money received, bills paid, property sold, and the balance remaining. Both are commonly required and they serve different purposes.
